Cost is usually the first thing families want to know, and it is one of the hardest numbers to find. Here is how SeniorHomesGuide.com comes up with the monthly “estimated starting price” price you see in our directory.
Price Matters
Senior living prices are rarely posted online, vary widely from one community to the next, and often come with fees you only hear about on a tour. That makes it hard to build a realistic shortlist. So we show an estimated monthly starting price on every Florida listing, to give you a fair way to compare communities before you ever call.
Price is not always a direct measure of quality, but it is often an indicator of the level of service and amenities a community can offer. Higher price points tend to reflect more staff, more programming, and more included services, while lower price points may mean a more basic setting. Neither is inherently better: the right fit depends on what your family actually needs.
Real, confirmed numbers
When we have a price we can stand behind, we show that instead of an estimate. It comes from one of two trustworthy places:
- Straight from the community. A starting price a community shared with us or that our team verified. It reflects the rooms and care that community quoted, and may include a discount they were running at the time.
- From state records. For many communities, Florida's care regulator (AHCA) publishes a daily rate. We turn that into a monthly figure and use it when we do not have a price from the community itself.
We lead with these because they come straight from the community or the state. Only when we have neither do we fall back to an estimate.
Our best educated guess
When no confirmed price is available, we estimate one. Think of it the way a real estate site estimates a home's value: we look at the prices we already know for similar communities nearby and use them to work out a fair starting figure for the one you are looking at.
The estimate is not one flat average pasted onto every listing. It is tailored to each community, because price depends on a lot more than just the town. Here is what we take into account:

Location matters most. A community in a pricier part of Florida should not be dragged down toward the statewide average, so we figure out the going rate for each city and ZIP code on its own. We also keep every estimate inside a sensible range for Florida, so one odd piece of information can never produce a wild number.
We refresh the estimates as new prices come in, so they keep up with what communities in an area are actually charging instead of getting stuck at an old number.
